Sebastian Court is a new development from Be First, the new space will provide 95 new affordable homes, bringing a new landscape to the surrounding area, new playgrounds, public spaces and connections. With this new development comes a brand new Community Space which are really proud to be sharing with you as we welcome organisations to apply for the lease.

We ask you visit the site on the Open Days which are listed below. Once you're confident this space is right for then answer the questions as best you can and submit them to communitylettings@lbbd.gov.uk(External link) .

We encourage anyone who is thinking of applying for lease to visit the site.


Please email communitylettings@lbbd.gov.uk(External link) to confirm your attendance so we can plan for a covid-safe visit. If you are planning to attend a site visit, we can not accept no more than a group of 6 in line with the lockdown restrictions and also please ensure that you bring your own PPE. On site you will be provided on site such as a hard hat, steel cap boots and other protective equipment so it is important you contact us before you plan a visit.


The follow days are open for site visits:

3. Interviews


We will shortlist applications with the support of a Community and Volunteer partner and contact successful applicants for an interview. You can expect to hear from us in May 2021 with information.

Who can apply?

Once the lease is open to applications a range of people can apply, including community groups, local organisations, not-for-profits, social enterprises and more. We’d happily answer any questions you have going forward, whether you’re an independent social enterprise or a group of local community groups wanting to use the space. Please note that this space is part of residential area and so we cannot accept applications from groups looking to use the space for religious worship due to the size and proximity.


What’s the space like?

  • The community space on Sebastian court is roughly 133 sqm

  • It has a self-contained entrance

  • It is a normal shape room, fairly open plan with bathroom facilities.

  • There will be other public spaces on site too such as a play area, benches and communal gardens and paths for people to walk across and through the site

  • The opening times of the space are limited to 8am - 9pm on any day

  • The space runs off electricity and has no access to gas.

  • The space will be peppercorn rents with an annual service charge will be approximately £2100 per annum. You will responsible for the cost of utilities. If you are interested in finding out more please express an interest by completing the form above.

  • Express early interest in Sebastian Court

    In February and March 2021 we asked residents and organisations to express early interest in a new community space, asking people what activities they might like to see and what organisations might like to apply for the lease if it becomes available. After five weeks we reached out to speculative applicants to have a chat to find out more about them and their ideas, also to answer any questions regarding the lease ahead of the application window.




    We would like to know what you think the space could be used for. If you or someone you know might be interested in using or leasing this space to host community projects and activities. We cannot guarantee what will happen in the space in the future as it depends on who or what group applies for the lease, but this is a chance to express early interest! This is also not part of the formal lease application process however we’re keen to hear your thoughts.
