John Smith House space is available for leasing!




This is an amazing opportunity for a few community organisations to lease individual areas of the building.


This building was formerly operating as the office of the Homeless Persons Advice Service for the London Borough of Barking & Dagenham. There are 5 different rooms and with an upstairs open plan space that previously had capacity for 45 staff with an additional meeting room. This is a highly versatile space with the possibility to rearrange the layouts to suit various organisation.


We strongly encourage joint and consortium applications to come together and collectively lease the building due it's large size and specification. There is no minimum limitation on the number of organisations collectively applying for the lease and we would be open to having a lead organisation on the lease. All organisations will still be required to demonstrate community benefit to be eligible.

The official application window for the lease to John Smith House will open on the Monday 18th October.


Once the window opens if you would like to apply please download the application form to get started. We ask you visit the site on the Open Days which are listed below. Once you're confident this space is right for then answer the questions as best you can and submit them to communitylettings@lbbd.gov.uk.

3. Site Visit



We encourage anyone who is thinking of applying for lease to visit the site.


Please email communitylettings@lbbd.gov.uk to confirm your attendance so we can plan for a COVID-safe visit. If you are planning to attend a site visit, we can not accept no more than a group of 6 in line with the lockdown restrictions and also please ensure that you bring your own PPE.


The follow days are open for site visits:

  • Tuesday 5th October 9:00am - 12:00pm
  • Thursday 7th October 2:00 - 5:00pm


4. Interviews


We will shortlist applications with the support of a Community and Volunteer partner and contact successful applicants for an interview.

Who can apply?

Once the lease is open to applications a range of people can apply, including community groups, local organizations, not-for-profits, social enterprises and more. We would happily answer any questions you have going forward, whether you are an independent social enterprise or a group of local community groups wanting to use the space. Please note that this space is for all the community and so we cannot accept applications from groups looking to use the space for religious worship due to the size and proximity.

What’s the space like?

The building is split over 2 floors comprising of more than 1,100 square meters of floor space and would provide an ideal setting for community groups, charitable organisations, or Social Enterprises.

Located within a 5-minute walk of Upney Tube Station which is on the District Line and with easy access to the A13 Dual Carriageway the site is easily accessible by road and public transport and is within a 15-minute train journey of Fenchurch Street.

The site currently hosts an NHS Medical Centre which occupies part of the ground and first floor; however, applications will be considered to lease the remaining spaces.

Please note as this is in a residential area it would not be suitable for large or noisy events after 9pm.
